Letter From the Heart – February 2011

I am looking forward to February and the warm weather it brings with it. Wait. This isn’t San Diego, and we’re not in Kansas anymore and the groundhog has moved to Morocco.  So I guess it’s a few more months of snow and ice but walking the pups comes earlier, so we are grateful.

For those of you who like numbers, I have a few for you this month.

This past year has been a neutral market in my observation. Yes, we are still doing better than the rest of the country on the whole, but that “better” remains neutral.

  • Residential Sales were down 3.6% including residential and condos.
  • Average sales price higher than ever at $329,052 and 30% of the market selling.
  • The residential active inventory was down 4% from 2009

As of this writing:

  • There are 763 active listings with 292 pending
  • 1132 house closed within the last 6 months with an avg. ORIGINAL list price of $347,896
  • FINAL sales price of $330,635

This means a seller had to come down 5% to get an offer with another 1.4% in negotiations.

This does not take into consideration any closing costs that the seller paid on behalf of the buyer which could range anywhere between $2500 and $10,000 depending on the price range.

My prediction for 2011: The housing market in the Anchorage Bowl will remain neutral

Note: The Anchorage Economic Development has forecast a 1000 job growth for 2011.

I would like to conclude by saying that once again I had a fantastic year helping may families achieve their goals of either moving into a larger home, buying their first hove, moving out of state of diversifying their investment portfolio with real estate.

And my final number: Over 70% of my business continues to be from referral, repeat business,

and from my wonderful friends in our community.
